Worship Square is a newly built office development in the heart of Shoreditch, London. It is setting a new benchmark for net zero carbon construction and operation with its innovative workspace building. This structure is designed to achieve 50% less embodied carbon compared to industry benchmarks. It incorporates advanced heat pumps to minimize operational energy consumption and enhances renewable energy utilization by installing photovoltaic cells on the roof.

Environmental sustainability is central to the design. Additionally, this project is distinguished as one of only three developments to attain the prestigious SmartScore Platinum certification, underscoring its leadership in integrating smart technology and innovative tools for monitoring energy efficiency.

The scheme includes ten office accommodation floors (8th floor down to ground and lower ground), commercial retail units on the ground floor, end of trip and amenity at lower ground and a roof amenity terrace.

Jensen Hughes developed the fire strategy for the building from initial concept design through to detailed design and supported the project through the construction stage to handover of the basebuild.

Our team developed the fire strategy taking account of a number of key constraints of the site including proximity of the building to site boundaries and adjacent buildings. The means of escape strategy for the building was developed ensuring that the exit routes from all floors and staircases were designed to suitably support the client desired occupancy levels as well as to accommodate flexibility for future tenancy splits.

Jensen Hughes supported the project team through the development of their designs and engagement with Building Control and the London Fire Brigade. Where the design of the building deviated from recommendations of standard code guidance, our team developed technical solutions and carried out quantitative and qualitative assessments to demonstrate that the functional objectives of the Building Regulations were met.

Our team of experts also supported HB Reavis with the development of the fit-out fire strategies for the “Ready to Work” and “Affordable” office workspaces within the building including carrying out technical reviews and producing fire strategy reports to demonstrate compliance with the basebuild fire strategy.

Jensen Hughes provided advice and clarification to the client, project team and contractor throughout the construction period to support the implementation of the fire strategy principles during construction. The team carried out site inspections prior to Practical Completion of the building to advise on any observations or comments in relation to fire strategy.

Worship Square aims to achieve BREEAM Outstanding, demonstrating an exceptional commitment to sustainability. Jensen Hughes worked closely with all stakeholders to ensure compliance with fire safety standards for this development, which stands as one of the most sustainable, smart, and healthy commercial buildings in London.
